So, in exchange for the promises below
1. You shall be solely and exclusively liable for any and all damages, losses, costs, expenses, claims, demands, and causes of action of every kind and nature whatsoever arising out of or in connection with You's use, occupancy, or possession of the Premises, no matter what caused it.

2. Even if another part of this contract says otherwise, Landlord reserves the unilateral right to modify, amend, or terminate this Agreement upon thirty (30) days' written notice, without further obligation or recourse.

3. You waives any and all rights to a jury trial in any action arising out of or relating to this Agreement.
